The rental market has changed. Has your investment strategy?

The rental market is evolving. Your strategy should too.

For the past few years, property investors have had plenty to think about. Interest rates, changing legislation, rising costs and rapidly moving rents have dominated the conversation.

But we're entering a different phase of the rental market, and that requires a different mindset.

When we released our Regional Rental Report, produced with The Property Knowledge using data to June 2026, the national weekly rent was $635, compared with $636 a year earlier.

Looking beneath the national figure, a very different picture emerged.

Gisborne rents had fallen $27 a week year-on-year, Taranaki $20, and Hawke's Bay $12. At the other end of the country, rents had increased $27 on the West Coast, $25 in Nelson and Bays and $17 in Northland.

Same country. Very different rental markets.

Several months on, that's still the story, although there are signs the market is moving again. Realestate.co.nz reported the national average weekly rent at $636 in September, up 1.9% year-on-year. Central Otago/Lakes was up 7%, Canterbury 5.8%, the West Coast 5.4% and Otago 5.3%. New rental listings were also up 5.1% nationally from a year earlier.

That doesn't mean rents are about to take off everywhere. It shows there increasingly isn't one New Zealand rental market. And when conditions change, investment strategy needs to change with them.

A more balanced rental market rewards good properties, good management and investors who understand what tenants in their local market are looking for.

When rental stock is tight and rents are rising, there's more room for error. When tenants have more choice, getting the fundamentals right matters more, from presentation and maintenance to pricing and location.

The useful question isn't whether rents are going up or down nationally. It's how your property is performing in its market.

Take pricing. It's natural to want the highest possible weekly rent, but another $20 a week doesn't mean much if the property sits empty for several more weeks. A fair market rent that attracts a good tenant, reduces vacancy and supports a stable tenancy can leave you better off.

A reliable tenant who looks after the property and pays a fair market rent is valuable. Keeping them can be worth more than chasing every last dollar of rental growth.

Weekly rent is only one part of an investment's performance.

Rates, insurance, maintenance, vacancy and finance all affect returns. Interest deductibility has improved the equation, with 100% of eligible mortgage interest costs deductible again. But financing conditions can change, with the OCR currently at 2.75% and inflation at 3.7%.

You can't build an investment strategy on one assumption. Markets change, and good strategy changes with them.

Our June research showed affordability improved across 15 of 16 regions, with rent taking 40% of earnings nationally, down from 44% a year earlier.

Falling rents didn’t drive that. Rents had largely held steady, while earnings had increased across every region. Recent data suggests conditions are moving again in some areas, but the regional differences remain significant. This is where local knowledge becomes particularly valuable.

Property is an extraordinarily local business. Employment, migration, development, housing supply and tenant demand can look completely different between regions, and sometimes between two parts of the same town.

National statistics can tell us which way the wind is blowing. But they won't tell you what your three-bedroom home should rent for next month, what competing properties are available, or whether an improvement will generate a worthwhile return.

At the same time, owning a rental property is becoming increasingly professional.

Healthy homes standards, tenancy legislation and changing requirements mean owners have more to manage. The Government is also progressing regulation of residential property managers, including registration, minimum qualification standards and ongoing professional requirements.

Increasing professionalism is positive. Investors are entrusting someone with what may be one of their largest assets. They should expect professional advice, strong systems and genuine market knowledge in return.

But whether you manage your property yourself or engage a professional, the principle is the same.

Know your market. Know your numbers. And don't assume what worked over the past five years will automatically work over the next five. Property has always been a long-term investment, but long-term doesn't mean set-and-forget.

Markets change. Investors who understand their local market, know their numbers and are prepared to adapt will be best positioned to make the most of what comes next.
